You Have An Offer

One of the main steps in having your home sold is receiving an offer on your property. Many steps have taken place to get you to this point and success may be just around the corner.

Most offers that we receive have some conditions attached that will need to be worked through under time conditions for your sale to be a “firm” sale. It is also quite normal at this point for some negotiation to take place to arrive at an agreement that will be acceptable to both buyer and seller.

When a potential buyer prepares and offer on your property your Agent will contact you to “present” the offer to you. The vast majority of offers are in writing, and if it is not, your agent will most likely work to get it in writing promptly. These agreements o f Purchase and Sale , while they differ slightly from province to province, are usually on forms approved by the Real Estate Organizations in your area. Much of the information on the offer is pre-printed and concerns any issues that are common to all sales. There will be other parts of the agreement where information specific to your home will be filled in such as the address of the home. The buyer will also fill in areas that outline conditions that they want to specify for them to purchase your property. Examples of these might be a financing clause, or having the home inspected.

It is important that you fully review any offer you receive because it is a legal contract and all parties will have to abide by its conditions.
